My sister passed away recently, leaving a home in the Fairfax area of Los Angeles. Her home was heavily encumbered by a reverse mortgage which was in default, tax liens which had been placed to secure payment on home improvements which had never been completed, and considerable cleanup which had to be done just to show the house. Because I live in Northern California, dealing with cleaning up and selling her home in Southern California with all of the financial problems and liens involved was beyond a nightmare.
I have a friend who recently had to deal with a home in a situation similar to the situation my sister’s home was in. Based on the very positive experience he had gone through in selling the home he had been dealing with, he recommended Nancy Sanborn and the Sanborn team to assist me.
I contacted Nancy late on a Saturday evening, and flew down to Los Angeles the following day to meet with her. Nancy and her partner Brian Joy met me at my sister’s home. After their initial inspection, their expertise in dealing with trust and probate properties, especially one’s in a need of a great deal of TLC, came through.
Clean-up? No problem. Cleaning out months, if not years of hoarding; no problem. Fixing up the property to prepare to market it? No problem. They knew what had to be done and what we did and did not need to do to get my sister’s home ready to put on the market. A monumental job I thought would take one or two months, they had done in less than a week. They arranged for cleaning up the landscaping, going through the entire house and cleaning out all the trash and clutter, putting aside those thing I asked them to put aside for me, and hauling it all away.
Within a week of signing a listing agreement, we had our first open house. I got an all cash offer at a price I was very satisfied with, and we closed thirty days later. What had started out as a major nightmare turned into one of the most pleasant experiences I have had selling a property.
From listing to marketing to closing, Nancy and Brian and their team were there to run interference and deal with whatever problems arose.
At all times they were knowledgeable, professional and THERE when I needed them. I could not have asked for a better realtor. Thank you Nancy and Brian, and all of your support staff.
