The first four months of 2013 were absolutely wild.
Court-confirmed sales of real property were frenetic here in our Southern California marketplace. Numerous parties showed up in court to bid on almost every property, resulting in significant overbids. In many cases, the selling price went up as much as 30 percent from the time a bid was accepted until the final sale was confirmed in court.
The Sanborn Team has recently done several sales of real properties that were held in a trust. We actually received 40 offers on one property. Not surprisingly, the property was a “fixer” in need of significant repairs and the buyer had to pay “all cash.” The eager buyer did so, and in fact closed the deal in a seven-day escrow.
These days, it is the rare property that does not receive multiple offers. If we are not getting showings or offers it is clear evidence that a property is over-priced.
