Is there such a thing as a hard real estate sale?

Over the last three decades, The Sanborn Team has closed more than 1,500 transactions. That has given us plenty of time to consider the easy-versus-hard question and we have concluded: No, there is no such thing as a hard real estate sale.

The court has very specific rules for the handling of such transactions, including special deadlines, disclaimers, notifications, and rules for offers and overbidding.In our experience, sales become โ€œdifficultโ€ when the parties involved are not on the same page. A real estate agent with little or no probate experience may be unfamiliar with the special requirements of the court, so their clients may show up in court with the wrong paperwork. Sometimes agents donโ€™t appreciate the strict limitations of the โ€œAs-Isโ€ clause for these sales, or they are unaware of the unforgiving deadlines of the transaction.
